5 Tips For Finding A Home Builder

The following tips have been put together by our team based on years of experience in building new homes.
Always try to buy a home at the end of the month. Build Prices go up due to supplier or subbie constraints and sometimes, monthly, industry forces on supply and demand of raw materials and labour drive build prices up. At the minimum it’s a monthly CPI increase. Get in before the end of the month and reap the savings.
Don’t be fooled by cheap pricing. There’s no such thing as a cheap home without sacrificing inclusions or quality. More importantly, some builders mask profits in hiking up site costs by a hook and bait strategy.
They say “the bitterness of poor quality remains long after the sweetness of low price is forgotten.” Never a truer statement when building a new home.
Carefully look at the builder’s level of inclusions when considering pricing quotes. If their inclusions aren’t equal to another’s quote, request they meet that standard as it can mean thousands of dollars’ difference. Don’t be fooled by empty offers and sub-standard specifications.

Talk to the land developers and previous clients. These are the people on the ground and in the know about the builder’s reputation and capabilities. Search online for reviews, testimonials and news, keeping in mind most builders will have both happy and unhappy customers in their past. Look for trends in reviews and make sure any concerns are covered in the purchase agreement documents. Choose a builder that’s real and available to you – not a faceless marketing company.
Where you can, try to stick to the builder’s standard design. Your sales manager can work with you to get the balance right on design and budget. Builder’s standard designs are fully costed, tried and tested for optimum performance. The less changes you make, the less the builder will charge. Keep it standard, keep it simple and it can keep the overall cost down.
