A Year In Review – Sera Khachan of Stroud Homes Sydney South West
It was a busy year for the team at Stroud Homes Sydney South West with creating new homes for families in a booming region and a rapidly growing population.
We spoke to builder Freddy Khachan’s wife, Sera Khachan, about the highlights and hurdles of last year, and what’s in store for the team in the future…
Happy handover: Freddy & Sera with lovely clients Amol & family
The biggest highlight for us was the amazing reviews we received from our past clients. Other highlights were expanding our team with a new Contracts administrator, Site supervisor and Sales consultant.
Revamping our Display centre was also a highlight, along with incorporating more quality items into our Standard inclusions range.
To fully realise what living in your very own Stroud Home would look like, Sera would like to welcome everyone to their display centre in Kemps Creek.
Here you can get a good sense of the quality of finishes you can expect in your new home, from beautiful stone benchtops to a 900mm stainless steel freestanding cooker.
We faced many hurdles, which our team has been able to overcome, but the biggest was probably building up a reliable, quality trade-base for our builds.
We have established an amazing trade-base which has allowed us to increase customer satisfaction by reducing our build time and improving quality of the overall finished product.
Yes, this year the lots we are building on are becoming progressively smaller and narrower. We have had to develop single garage versions of most designs to accommodate for this.

This year it has become clear that sales and marketing conditions will be challenging for our team, and the building industry in general, coming off the back of the longest sustained housing boom in Australia’s history.
This year will provide opportunities for planning, and to re-position and renew ourselves in anticipation of restored market conditions in the year 2020. We look forward to the challenge!
We are also looking forward to beginning construction of our new display homes in Leppington, expanding our team with a new office space, and continuing our work building quality new homes for our clients in the region.
Our business-related resolutions for 2019 include assessing our marketing strategies, increasing our sales targets, reducing our build times and improving customer satisfaction even further.
On a personal note, our team will be running in the City to Surf together later in the year to raise funds for a local charity (and to improve our fitness levels too!!).
We will be releasing our new Inclusion ranges later on in the year. There will be three tiered levels of inclusions, making it easier for our customers to upgrade several items at once. Stay tuned for a date.
We will also begin construction on our first display homes in South West Sydney! They will most likely be open for inspection early 2020.
