In the building industry we have seen time and time again where home owners are drawn to a builder because they seem like they are getting a large home for a low price, but find out not everything is included.
Some new home owners have found out that various builders do not include floor coverings, heating & cooling, footpaths, and site costs in their quotes. At Stroud Homes, these are all standard.
We are upfront with our pricing, meaning there are no hidden costs.
Our after care – we have it at six months (the standard maintenance period of the Housing Industry Association (HIA) is only three months).
This allows adequate time for your house to settle and we will come out and fix the maintenance at no cost to you.
We can also customise plans especially for sloping lots which are difficult and many other builders will not touch.
It doesn’t cost you anything extra to have your plans changed or to build custom homes.

We have a Site Manager who supervises every stage of your home and schedules all trades and suppliers involved.
He will meet you on site when we are about to commence construction, update you every week and you can arrange walk-through meetings with him onsite during the build.
Throughout your build, we keep you updated through an app called Voxer. Through Voxer the home owner, builder, construction manager, production manager/estimator and contracts admin are all here to help!
We are always available to meet your needs no matter how big or small they may be.
Communication is everything to us, it is such a large investment and we want you to be kept up to date on where your build is up to and what is happening next.
We will also send you through photos and videos of where your build process is up to. Every Friday we will give you a call to explain what has happened that week and what will be happening the following week.
You are able to communicate with any relevant office staff member at any time – we are here to help before, during, and after you home is complete!
Once all preliminary testing has been done and your plans have met all of those findings (e.g. energy Basix and other local council or estate regulations), our final fixed contract price can be determined.
The only unknown from here is what’s under the ground. Hitting rock is a factor no-one can predict and is a standard clause in all builders HIA contracts.
We encourage our customers to start their financial planning early and to have a realistic budget so the builder and the lender all know the contract terms and timelines.
The only time the cost will change is if you add or delete something from the home.
We understand time is money and we aim to be organised throughout the process so we can start your home as soon as possible.
It is amazing seeing plans come to fruition and we want you to be involved and seeing your new home being built.
Besides the weekly updates with photos and videos, we also offer seven free inspections throughout the build process.
However if you want to go through more, we will be more than accommodating to try and get you through.
At frame stage, you will do an electrical walk-through with our electrician and construction manager to see if you are happy with where the placement of your electrical items will be.
Can you also please tell me about Stroud Homes letting clients put handprint in the slab, why is this?
