Building a duplex is very different to your normal investment property and it must be said you should be an experienced property investor or be prepared to hire professional help.

James Stroud talks you through the ins and outs of building a duplex including the process of planning, council approval and working with town planners. Stroud Homes has built many duplexes over the years and is able to support customers through this process.

People often ask us about building a duplex. They’ve seen a block of land that’s for sale that’s suitable for doing a multi-unit development. And I find that a lot of people don’t understand that it’s a little bit more difficult than building a family home. The benefits and the rewards at the end of it are nice, you always get better rental return and you can make a nice profit from selling a duplex once it’s built. But you have to be prepared for the council to basically … when I say council, I mean the local authorities, the certifiers, to basically view you as a small developer and they will want you to work with a town planner.

So let’s talk about what you will need to do if you want to build a duplex. Step one, come and see us and we’ll develop a basic preliminary concept of what it is that we that you should build on that block in terms of duplex. Step two, go and see a town planner, show them what you’ve talked to us about. You might find that there’s a bit of bouncing back and forth between the town planner and us, the builder, to fine tune the product before we go to the local authorities and start to put in a request for approval to build this. Be prepared for it to take some time. These things don’t happen quickly just like any good thing.

We’ve done it several times over the years so we’re happy to provide that support until the duplex is ready to build, and then we’ll build it for you. And in the end, you’ve got a nice rental property with good return.
