Investing in a Duplex Home Design

Building a duplex is a great way to maximise your returns and growth from the property market as the designs consist of two separate dwellings, on a single piece of land, that can ultimately be sold under separate titles.

On the Sunny Coast, these types of dual living designs have become popular as of late, and we decided to chat to local Stroud Homes Sunshine Coast builder, Daniel Chapman, about the ins and outs of building duplexes.


Stroud Homes seem to be busy building duplexes at the moment, why do you think they are so popular on the Sunshine Coast?

Duplexes are fantastic investment opportunities if you obtain the right advice on how to handle them.

A lot of people are trying their luck at making money from them because they are a great investment opportunity.


What are the advantages of building a duplex as opposed to a single dwelling?

It comes down to the return on investment. Even if the intention was not to try and make fast money but rather to go halves with someone to get into the market, your money is going to go further with a duplex (if you don’t fall into the many traps that so many people do!).

What size block works best for a duplex? And where are these mostly located on the Sunshine Coast?

This is one of the first traps with Duplexes. The issue is that there is no answer to that question.

There are so many variables when it comes to where to find the land and what size is best suited – this is why we suggest NOT to try and build a duplex yourself.

We encourage those seeking to build a duplex to ensure they speak to a builder who specialises in duplexes, and to be prepared to relinquish a lot of control and let the expert builder do the work for you.

We have never seen someone make money on duplexes trying to do it themselves. We have however always made money for the clients who have utilised all our services without trying to minimise costs by doing certain aspects of the build or planning themselves.

Is it more expensive to build a duplex?

The build cost is not more expensive for a duplex, however, it is more expensive in terms of the many costs that are separate to the build.

We find that most people will try and calculate costs for a duplex by enlisting a builder to price up the construction of the duplex. If you add this to the land along with a few other small items, you will end up in big trouble.

Our advice is to steer away from a builder who will only give you the construction cost of the home. Instead, you will be best to approach a builder that knows all the costs involved with a duplex, including cost outside of construction.


Do you help the client gain council approval, development & building approvals, etc?

At Stroud Homes Sunshine Coast we can offer a complete duplex service from start to finish, including informing you of all potential costs and risks, and even obtaining the Strata Title Process.

As far as we know, we are the only builder on the Sunshine Coast with the expertise and ability to provide a full service like this, and therefore we are saving our clients large sums of money.

Do you have a favourite duplex design? If yes, which one and why?

Duplex designs are almost always custom designed homes due to having so many variables associated with them.

We would not recommend designing a duplex yourself or having a designer or architect design the duplex. This is because we have had many people come to us with a duplex plan, drafted by an architect or draftsman, only to find that it had to be completely redesigned because it did not meet the complicated requirements.

To get the best outcome, make sure to utilise our full-service approach which includes the drafting of the plans – this will literally save tens of thousands of dollars.

Our main point is: please do not try to do a duplex yourself!
