Building a new home for you and your family can seem like a daunting task.
There are council approval, different soil types, guarantees and warranties, among other things to take in consideration when choosing your builder.
Especially as a first home buyer, you might have a long list of questions you’d like to get answers to before you commence your build.
We chat to Stroud Homes Brisbane West Sales Consultant Joshua Moore about the process of building new homes with Stroud Homes, to hopefully answer some of the questions you might have.
When you first contact us, we will have a discussion with you about exactly what you are looking to achieve. We will then put together some initial quotes and plans to suit what you are looking for.
If you ask us for a quote on any of our hundreds of standard designs, we will provide an obligation free quote within 24 hours.
If you are happy with everything so far, we then use a preliminary agreement to start our initial testing on your block, such as soil testing, contour surveys and certifier pre-checks.
Once we move through these initial tests and get everything confirmed with your new home, such as colour selections and footing and slab designs, we will move to a contract.
Prior to signing a fixed price contract, we need to conduct a series of tests on your block to ensure we quote your home correctly.
Without all the information that these preliminary tests provide, we are unable to provide a fixed price quote.
After the contract we send everything to council, and your bank (if required) to give us council approval as well as your financial institutes authority to commence. Once we receive this back, we are on site starting construction of your new home within 7 days.
Throughout the entire process we will be in contact at least once a week as part of our Friday calls, and this carries all the way through until handover.
The only item we typically ever need to leave an allowance for is rock breaking.
If the soil test comes back with shallow rock, then we will put in an allowance for how much we believe will be required in earth works.
For any of our standard single storey designs under 300m2 we guarantee a 16 week build time!
Our worry-free guarantee with our preliminary agreements means that if you are not 100% satisfied with our service, we will give you your preliminary costs back.
We also rank within the top 5% of our independent inspector’s handover reports, meaning you will know that come handover day, your home will be the high-quality finish you are expecting.
Prior to signing a contract we can make as many changes to the design as required to get your dream home exactly how you want it.
