Building Your New Home

Building your own home is an exciting process! You have the freedom to create your new home exactly the way you imagined it. However, it can also can also be a daunting task for many.

That’s why we’ve created this article! It can be used as a guide to help you better understand each and every step in the build process. Everything from choosing your perfect block to post-handover, we’ve got you covered!

Selecting and Buying a Block of Land

There are many things to consider when buying your block of land, and there’s nothing more disheartening than finding out your dream home simply won’t fit or is going to cost more than your desired budget due to site costs. It’s always worth consulting our sales professionals before you put a deposit on a block. We also do complementary site evaluations to ensure your dream home is feasible for your selected lot.

Preliminary Agreement

Once you’ve decided on a home design floor plan that’s right for you, our estimator Tom will create a quote for your design and any changes you’re looking to make to your home. Once you’re happy, Luke will prepare a preliminary agreement for you. This preliminary agreement has a payable fee involved so we can commence the initial tests and tasks, such as a soil test, a contour survey, checks for any overlays or setbacks, slab designs, and full working drawings for your new home.

This is where the fun really begins. At this point your dream home will come to life on paper, with your floor plan being completely worked out. When you’re ready, you’ll have a 2-hour colour consultation to help maintain a consistent personality and theme throughout your home.

At this stage you’ll also decide where all your electrical fittings will sit in your new home. Everything from lights and power points, to fans and USB points will be set out.

We’re also able to show you a full 3D model of your new home so you have an excellent understanding of exactly how it will look, before the slab is even down!

Contract Signing

Once you’re satisfied with every aspect of your home on paper, it’s time to turn it into reality! Contract signing is an exciting moment in the build process – from this point forward, your house will start to appear before your eyes!


After you’ve signed your contract and paid the balance of your deposit, your applications will be prepared and lodged for approval with the relevant local authorities. We’ll keep you informed of the progress of all your applications throughout the entire process. Once we get council approval we’ll be on site within 7 days to start your build.


New home in construction

There are several stages of the build process. Our site supervisor Shane will be in contact with you each week for the entire process of your build to keep you informed every step of the way.

The 5 main stages of construction are:

Base: Typically called the slab down stage, this includes levelling your building pad, drain pipe position, foundation work and pouring of your slab.

Frame: This stage is all about getting the frame of your house and roof trusses up.

Enclosed: This stage includes everything from putting the roof on and walls up, to the guttering installation, window installation, electrical and plumbing positions, bricklaying and cladding.

Fixing: Is the stage of the build where the interior and exterior details are all taken care of; architraves, skirting boards, doors, kitchen and wet areas are all put in at this point

Practical Completion: This stage is all about the finishing touches, everything from flooring, painting, tap ware and electrical installations are all on the list to be done at this part of the build. Once everything is in we complete the site clean-up so your home looks perfect and ready for handover.

Before we’re finished with your home we get an independent handover inspection to ensure your home is completed to the best possible level. Once the inspection has been completed and your new home is fit for you to live in, Shane will arrange a time to meet with you to handover the keys to your brand new home!

Post Handover

Our job isn’t finished when you move in. We will check in with you at 3 months and 12 months to make sure your home is settling well, and you’re completely satisfied with the build quality.
