Deciding to build your new home is a huge decision and if it’s the first time you’re building, you probably have lots of questions barreling around in your head.

VJ and Jou from Stroud Homes Canberra answer some of the common questions they receive about making changes to your Stroud Homes home design.

Am I allowed to make changes to a Stroud Homes home design?

Yes, you are most welcome to modify the Stroud Homes standard design plans to suit your requirements, subject to any DA (Development Approval) requirements.

Stroud Homes Canberra also builds fully custom-designed homes for clients with specific design requirements and preferences.

If I want to make changes, who do I talk to at Stroud Homes Canberra?

Stroud Homes Canberra is a turnkey home builder that can take care of the entire build of your new home including managing the design process, for your convenience.

We work closely with our clients and the architect/designer to achieve a design that fits within our clients’ criteria including budget, land and family.

If I decide on a change that will negatively impact the overall design, will you let me know?

Whilst meeting clients’ requirements and expectations, we believe it’s important to be open and upfront and, in the clients’ interest, will address any client proposals that won’t work or may negatively impact the overall design.

Our builder draws upon his experiences and expertise to offer different options, suggestions and other factors that may not have been considered.

Will I get to see new house plans with the changes I’ve requested?

The design process starts by meeting our clients (or holding a phone call appointment for out-of-area clients) to thoroughly discuss their requirements and options. We make note of our clients’ design preferences, changes and additions while offering our feedback.

Stroud Homes Canberra then liaises with the architect/designer who makes the modifications to the design plan (or produces schematic/concept sketches for new custom-designed projects).

From there, we forward the designs to our clients and/or meet with clients again to review the changes. The design plan is revised or fine-tuned as needed to achieve a final client-approved design.

If I make changes to the design, will it affect the cost?

Some minor modifications may not affect the cost. Significant changes may incur additional costs; however, Stroud Homes Canberra will always inform clients ahead of time if this is the case to avoid any surprises.

How much should I take re-sale into consideration when I make changes?

How much consideration you put into the re-sale when making changes depends on several factors including your goals, whether you plan to live in the new home long term or short term, or if it’s for investments purposes.

What is one common change (or reason for change) people like to make?

One common change we experience is the resizing of the design plan: reducing overall size to meet budget constraints, as well as expanding the size to increase amount of living spaces (e.g. for entertainment purposes).

There are occasions when modifications are required to meet Development Approval requirements.

Can you give me an example of a successful change a client has made to a design or a change you’ve made to one of your display homes?

As part of one clients project, size modifications and re-designing the layout was required to both meet the clients’ requirements in terms of storage and living space, as well as to meet Development Approval requirements regarding overshadowing.

Regular phone call and email correspondence with our out-of-town clients allowed us to refine the initial standard plan to a custom design that fit all criteria for both clients and Council.
