“We really do a full itemised build in which we pull apart every part of the build, every brick, every light fixture and quote for it individually,” says Sales Consultant Tristan Churchward.

“When we give you a quote you can trust in the fixed price process. Our products are fully turn key so you don’t have to worry about any extras,” says Tristan.

When walking through a Stroud Homes display home there are no ‘smoke & mirrors’. Everything in the display home can be included in your home and is quoted for correctly before you sign on the dotted line.

“If you would like some exotic upgrade, we work this out with you before the contract is signed. That way there’s no nasty surprises.”

“The only time cost may change is if the client decides to change anything post contract signing.”

Tristan says he and the team are happy for clients to make variations to the plans even after the build starts. This is given that it’s not affecting any of the work done prior.

“We’re able to add and fit in most things and are very flexible. We’re happy to do the little additions and provide a smooth build process for you,” he adds.

“We’re very friendly people so if you have concern about something come talk to us and we’re more than happy to work it out with you.

Prime Cost & Provisional Sum in your quote

A prime cost (PC) item is an amount of money in a contract sum to purchase a specified item.

These could be items such as tiles, taps, doors or bathroom fittings. An agreed estimated amount is included in the contract, even if the specific products are not selected yet.

A provisional sum (PS) is an amount of money included in the contract to cover the extent of work or materials, or both.

When comparing Stroud Homes quotes to some other builders’ advertised price, Tristan advises people to be cautious. “Generally, if it’s a $20,000 difference in a quote, you’ll have to ask yourself what’s not included,” he says.

“If there is a big difference in price, there’s a big difference in quality. When building with Stroud homes, you’re buying quality.”
