Land Opportunities in The Northern Rivers
Known for its beautiful beaches, picture postcard towns and verdant valleys, New South Wales’ Northern Rivers region is one stunning place to live.
Nicky Lowson from Stroud Homes Northern Rivers is lucky to live and work here. Nicky talks to us about new land opportunities in the area.
Epiq Estate in Lennox Head is the latest and we are building several beautiful homes in here. We’re actually building four homes in one street alone! Also, the Banyan Hill Estate in Ballina is close to be ready to be build in a few months’ time. This includes our new display!
We have estates toward Lismore with the Avalon Estate in Wollongbar and land around Goonellebah. These areas often have that rural feel and views of the valleys and ranges.
Also in Ballina, the Quays Estate is expecting to have land registering at the end of this year or early 2019.
Nearby in Cudgen there’s some land coming up and we expect more of these smaller estates also popping up along the coastline.
The Kentucky offers options of sizes, facades, granny flat and all the rest that suits most people looking for a spacious family home and the floor plan really suits a large lot.
The Kentucky is on display at Jimboomba in South East Queensland for anyone that wants to get a feel for the design and street appeal for themselves.
The estates release lots in stages and they do tend to go quickly. The Northern Rivers is a large sprawled out area though, so if people set their sights on where they want to live, as long as they are quick to jump onto the land and secure early, they can usually get where they want.
As always, going a little more inland from the coast can reduce the price you pay for land and it’s also popular for families looking for that slower paced, semi-rural lifestyle.
For example, in Casino you can certainly get house and land for the same price as just land in beachside suburbs.
It means that the Title has been registered in the new owners name and it’s ready to build on. Some councils will accept a pre-lodgment Building Application to council so you can have all the application assessment work completed while you wait for the title.
With councils that don’t accept pre-lodgement, we have to wait to receive the land title before they will accept the Development Approval (DA).
If owners do not want to miss out on a certain location, many will have to get in early and purchase the land unregistered. We use this time to get all of the details right with the design and process as much of the paperwork we can.
Once the land is registered, we are ready to go straight to the council approval process.
