Am I allowed to make changes to an already existing Stroud Homes home design?

Yes, absolutely. At Stroud Homes we’re more than happy to make changes to any of our existing plans.

We have no problems with people wanting to modify their design to suit their family’s needs, their block constraints and/or their budget.

And when is the best time to make these changes?

Ideally any changes will be decided on during the preliminary stage before we go to contract, but we always want to try and accommodate our clients where possible so we might be able to assist even after this stage.

Stroud Homes Ballarat also builds fully custom-designed homes for clients with specific design requirements and preferences.


If I decide on a change that will negatively impact the overall design, will you let me know?

Absolutely. We always want to achieve the best results for our clients.

We will advise our clients based upon our extensive experience in the industry, looking to their best interest when it comes to design and re-sale value of the home. We will also provide other solutions to assist.

Whilst meeting clients’ requirements and expectations, we believe it’s important to be open and upfront and, in the clients’ interest, will address any client proposals that won’t work or may negatively impact the overall design.


Will I get to see new house plans with the changes I’ve requested?

We will go over everything with you at concept stage and we walk all clients through the plans and modifications together with the draftsman to ensure everyone is happy to move forward.

If I make changes to the design, will it affect the cost?

It will. However, if you keep within the already existing building shape, the additional cost will be minimal.

We do not charge anything to change our designs. There may be costs involved in the changes you make, like making the plan bigger or upgrading, and sometimes there may need to be a structural change when modifying the plans.


How much should I take re-sale into consideration when I make changes?

We think it’s definitely important to consider the re-sale value before deciding on any major changes to the design.

You should ask yourself how long you are planning to live in the house before selling, what does the current property market look like, and what is it predicted to look like compared to your timeline.

What is one common change (or reason for change) people like to make?

What most clients want is more space, whether its extra storage, open plan living or to add a media room.

It’s usually that extra luxury aspects that people are looking for and space is usually an easy change for us to accommodate.

We believe we are a bit more flexible than other builders in the Ballarat area. The market is really hot and other builders might not have the time or patience to let customers change or custom make their plans.
