Top Building Tip 1 – Get a Guaranteed Build Time
Many builders will state a guaranteed build time, but there is a lot of interpretive privilege taken on by builders that can cost the consumer a huge amount of money. If you look back at our ‘Time Wasters’ blog, you will see just how costly this time can be.
The interpretive privilege that a lot of builders take is in what they call ‘build time’. Here are the three most common interpretations that builders use to define build time;
The only one of the three definitions above that matter to you as the client is the first one; ‘From the first sod turned on site to the owner receiving the keys and moving in’. Here’s how much time could be added to the definitions:

So, what do you do to avoid potentially wasting more then $10,000? The answer is to make sure you ask the following question in writing: ‘Can you please guarantee me that in my contract you will have a special condition that states, the build time will be ‘from the first sod turned on site to the owner receiving the keys’, and if the response is anything other then, ‘Yes we can put that in your contract’, then WALK AWAY AND FIND A BUILDER THAT WILL!
Final tip – ensure you do this at the quoting stage. Please be wary about hand over any money for any reason before you get the desired answer in writing.
